Purchasing a new home can be a daunting task, and making sure your new home is up to your standards is a big part of that! In this iteration of Happy Home, we will go over parts of the property to pay attention to when viewing it to make sure you’re getting the best deal for you!



Outside the property- pay attention to the foundation of the home, are there any large cracks? Are there trees close by that could potentially harm the foundation? Are any parts of the ground near it sunken or soggy? Looking to the roof, see if there are any stains, dark spots, or missing tiles. Generally, make sure the outside seems solid and intact.


Inside the property- smells are a key indicator to potential problems. Any foul or strange odor could indicate mold or mildew in the home. On a similar note, ask what heating and cooling systems are used and if they work properly. This tip also applies to all major appliances in the kitchen and laundry. Noting their serial number can give you an idea on how old or new the system is. This knowledge can help you greatly when it comes to negotiating prices and can get you an even better deal!
